We might not have the growth of other markets, but I think CT will be able to find a way to hold their own.However, I don't think investing out-of-state [today] is going to offer lots of low-hanging fruit and a way to find easy returns, a lot of the upside in growing markets is already priced into the deal, so I don't think you're going to find smoking deals somewhere else (unless you have a particular insight to a deal or market).

Depending on volume of homes you project seeing, cost of licensure and potential cost of hanging your hat somewhere, recurring continuing education costs and time may or may not be worth it.

Im debating whether or not to sell and put the equity into other real estate or hang onto it and just pull some equity from it when I refinance next year.I tried to use some of the bigger pockets calculators but they seemed more geared towards analyzing a potential purchase as opposed to a home Ive owned for almost a decade(?)....

And be very aware of changes in the crowdfunding marketplace - many of the "low hanging fruit" type deals they saw in the past are gone, and it seems more risky deals (higher LTV's, etc) are taking their place.I am still a big fan of crowdfunding RE investing, but I don't consider it passive.

I am interested in getting my real estate license as well but am unsure about the rules for having to 'hang' your license at a brokerage for the first year and other mandatory requirements.
