We along with other building-mates were forced to move into new office space several years ago and we considered office condos.

Now a HOA could force the issue in court and force the sale of the house . 

BTW, this dog will be called an Emotional Support Animal in a few days and they will have a "certificate" from an online quack that prescribed it and you will be forced to allow it.

To require such exposes me to a lawsuit where the tenant can sue me for "forced compliance."

They said if they weren’t down in 24hrs they would be forced to take legal action. 

It is your responsibility to resolve the problem caused by the annoying smell.Ultimatly if they do not comply you may be forced to issue a order to comply and either let them out of their lease or evict if they do not comply.If they refuse to comply they change from good tennats to bad tennats.

This is a pet peeve of mine . ..I’ve heard many times on here of heating and cooling units failing because the filters weren’t changed or units not inspected etc .. folks you can’t rely on tenants to do this stuff and you can’t force them to pay for upkeep of the systems .

Was able to force equity and save money for two years before selling property to reinvest funds.
