Does anyone have any recommendations off where i could find something that low and where his life would not be in danger.

Fewer reliable trades resulted in a tactic of buying with 1031 cash, importing labor, rehabbing to a nicer rental level, and resetting the leasing base w/4 good tenants.  

For properties with 4 or fewer units, comparable sales are used to determine the value of a property.

They can escort you on the walk through to make sure you don’t accidentally wander into a dangerous area.

There are some limited exceptions to this for illegal or dangerous / destructive acts but I haven't heard of many people being successfully able to remove tenants at this time.  

Unexpected costsIn my experience, new construction has fewer unexpected costs and a better warranty if an issue is found over the lifetime of owning the property compared to buying and fixing a junker.

One more thing to be responsible for.....the fewer moving parts the better...

Of those that do, even fewer actually report to the credit bureaus. 

@Hector Salas - many people say there is an inventory shortage, but we are selling more houses per year than we did previously, so it's not that there are fewer houses available, they just move faster.Best advice I can give you is to spend some time to find a really good agent!
