Michael needs to update his video tutorials or write up a FAQ :) There are some features that are not as intuitive as I would think.

If the listing doesnt include the age of the major appliances as a selling feature, then i would make the assumption that i will need to budget for replacement in the not to distant future if i plan on being a oos investor.

And I also do not like some characteristics of commercial loans such as balloon feature and higher rates etc.

We use AppFolio and love their accounting features.

I'm looking for a local banks that do portfolio lending in my local area LA and Orange County, CA. I don't know how to look for them.  I called many banks, they said they do traditional (1-4 units) or commercial loans...

I imagined Stessa would allow me to do this, but have not found this feature yet.
