You can choose a fixed term or ARM, finance all the repair costs and it's open to investors not just owner occupied but only 1 unit for investors, owner occupied can finance multi's as well.

Last I spoke with a local lender they were offering 15 year fixed rates or 30 year amortization with either a 10 year balloon or ARMs with 3, 5, 7 or 10 year fixed rate periods.  25% down and there are prepayment penalties.
