Greetings,My house has a small room next to the garage and I did some research on the property and it was classified as "entertainment" there is a gas line in there and the size of it is descent enough to rent it and convert it to a room (legally).How would you guys go about this?

On top of that, I know the market inside and out regarding SFR and not as much with small multi families up to 4 units.At the end of the day, the numbers speak louder than anything so if someone was to find some grand slam deal outside my area, I would certainly entertain it.

I figured to be respectful of ones time but at the same time if they're motivated the will entertain the call anyway.
