I understand that BRRRR, value add, and other rehab strategies are great for some people, but if you're someone that places a very high value on your time, and enjoy your day job, then they may not be the best strategies for you. 

Maybe, after a couple of years of enjoying "tranquility", they'll  rescind the ban. 

I've always enjoyed learning.

While they have the right to quiet enjoyment, you also have the right to go into your own property periodically to check the condition.....and check for extra tenants, extra pets, extra criminal activity, damage, repairs, and such so that your property stays in great condition.

My natural inclination has been to get into the remolding side of things because I am someone that enjoys working with my hands and my most of my current experience is in HVACR working on pharmaceutical freezers and the like.

Your lease should include a "right to quiet enjoyment" clause that basically says everyone has a right to enjoy the property in peace.
