Also, make sure your tenants are not blocking the heat registers and cold air returns, or it will likely trip the safety and you will be getting the 2 a.m. call.We made sure our leases address the tenant responsibility in this regard after purchasing a new property and learning the hard way.

On initial contact from prospective tenants we send out our application guide & form, along with a floor-plan and additional information on the property in questions ... for those contacting via an e-mail address in our on-lines advertisements, this is handled by an auto-responder.

Everyone knows it, since the city has invested in both river front improvements and it's the closest east side zip to downtown hipster activity (6th Street, etc).Frankly, the whole east side is in transition from what was highly ethnic/lower income in years past to a vibrant, "hot" address for techies, DINKs, singles and those urbanites who want to be near the arts, jobs and "scene" that Austin is famous for.
