Use one that has an easily changeable code.  

(I could not justify paying a $1/sq ft for painting when I can do it myself rather easily, it would have added several thousands of dollars to my cost)My long term goal is to do a cash out refinance in 24 months to pull out most of my capital and repeat the process. 

This is a smaller park with only 5 trailers but after talking to the sellers it seems like it would easily cash flow every month.

Look through cosmetic problems since you can easily remedy these and other buyers may not bid at all.

There is no pre pay penalties and I can handle the monthly payments easily.

Here's the big question:  What legal vehicles exist so that these investors can partner together on a new development while those that want to hold onto and manage the properties can seperate easily from those that want a return on the development?  

Also, I can easily find the local property taxes, but what about other liens.  

I'm a corporate accountant and have worked in finance for many years so I do understand that short sales are not easily obtained.   

Anything without plumbing can be easily installed on a slab as long as there is an adjoining basement foundation wall and overhead access.

The home is unique in that it has a separate entrance to the basement and an easily configurable entrance to a great little studio area with a half bath.
