Within a few days, I got one booking from the UK and one from Colombia.As far as their commission of 15%, Lodgifty and I'd imagine most PMS tools lets you set your markup to counter the comissions so my settings basically net the same cash return across all 3 OTAs. 

I completed my first BRRRR earlier this year and had enough cash for the purchase and rehab, but the LOC's are available when I need them.  

That means you need to bring another 40k to the table at the refi cause you'll have a bridge loan of 240k to payoff.Now you'll own a 320k house with 80k equity in it making 150 cash/month.You wanna look for better deal spreads. 

I could handle $500-$600 cash to lower the mortgage but I still need to consider this within the financials.

My landlord stuck me with an early termination that amounted to about half of the cash that I had on hand.

So like the majority of investors right now, it has hard for me to find cash flowing rentals due to appreciation + high interest rates.
