While I understand where Jay and Bob are coming from it's been difficult to find anything around Northern Cali. 

The owners, a wonderful Senior couple that lived below my unit, were renting below prevailing rents, and caring for property was becoming difficult. 

I'm in the process of taking real estate classes and I'm realizing the more I study and learn that Los Angeles is a difficult market. 

I am small and young and can do all the difficult stuff like running wires through walls and all the other physically demanding and time consuming tasks that comes with the house rewire.

The market here is expensive and make it difficult for investors starting out. 

In my opinion one should only flip homes AFTER one has a dependable team of professionals who will do the work AND  if one can buy te home at a steep discount ( which is the most difficult part).

When I first moved to Massachusetts, it was difficult to find a friend group who knew their way around power tools,  however this summer I have made a few new friends that have benefited me greatly.

It can be difficult but it will pay the most dividends.It seems like you have a good plan.  

I personally do not like regular office as it is very easy for a tenant to leave a space in one night versus a built out retail space that can make it difficult to relocate and expensive.90% plus of retail closings last year were furniture and clothing related stores.

I'm finding it difficult to find loans geared towards rental property investments, as I bank with a larger institutional bank and they are fairly selective in what they'll lend to.
