A part of me would speak "internal voice" why don't you go buy your own place where you can smoke inside (including weed), leave your space heaters unattended, have 20 plus smelly rabbits, bring in the homeless, pile up crap in the garage to where it is a no-walk or "walk at your own risk zone", drink and wake up every morning yelling and screaming at each other all while waking up the entire peaceful quiet cul de sac, change locks at will.......OMG the list goes on.

Newer appliances are built like crap, so it seems like a given that tenants will have issues.When I finally make my first purchase, I think I will supply older but well build appliances, or spring for the extended warranty on new ones.OR...make it so appealing that they overlook the unit not having any.

They generally give a range and off of that ( they know their seller) if it is in the range of my client we might throw our hat in the ring with an LOI.If they want top market or want to do multiple rounds of bidding and all of that crap we move on right away.

Otherwise, if you have a hiccup in cash flow for whatever reason (downturn, roof replacement, a few lease breaks, couple of HVAC units crap out, etc.) you can't maintain the property and end up in a downward spiral.
