I'm curious if anyone here has actually had any luck in pulling off this scenario.Small community bank is selling an apartment complex - in this case its 14 units.Instead of a traditional sale, they simply assign the property to an investor (Me) for say 5% down payment and at a good rate.

And you all make some very good pointsBut from what I see with my eyes is that when I drove around Newark and Irvington NJ the other day i was in disbelief mainly because there were some areas that seemed like a location where they shot an episode of the wire and meanwhile 3 blocks away developers are building those ticky tacky 3 story apartment complexes.....Probably gated with a key code and off street parking to keep tenants safe but still not the best thing for the little guys trying to get into the game.

There are some excellent deals in stockton, manteca, Tracy for entry level, new or very experienced investor willing to drive a little extra and have a bigger wallet, for what you can buy in bay area, you may buy an entire apartment complex or multi-family.
