@Zack Bruce Lindsay My biggest lessons learned were these.Don't cheap out on hiring contractors off of craigslistDon't do the work yourselfDon't hire a handyman to do major renovationsDon't delay the process,  the quicker it is completed the quicker you collect rent. 

In my husband's case, it was not safety glass at all.In my own home, I have glass shower doors and absolutely love them, but they're pivoting doors with sweepers on the bottom--no tracks to collect muck. 

What are the estimated rents that I can collect?

I know several investors who had no issues collecting rent through COVID and there are some markets that haven't had any issues

Bear in mind however, that getting a judgement means that you still have to collect.
