I've learned so much just from reading forum post and blogs.

I hit the web and stumbled across biggerpockets i have been stalking the forums podcasts blogs and webinars as much as possible but hesitated to reach out. well i couldn't have found bp soon enough because i have now stumbled upon a partnership that is willing to  finance a small multi family, and put the title in my name, in exchange for 50% of future profit.needless to say i am very nervous as a couple months of reading in no way make me a qualified investment vehicle. but i am not willing to let this opportunity to enter the field of my dreams disappear. nobody in my extended social circle has any viable knowledge in real estate. so hear i am reaching out to the multitudes of knowledgable investors here on bp. i am open and grate full for any advice and criticism on any topic and would really love to find someone who understands my market.

BP,I came across the following news article at: http://thinkprogress.org/justice/2015/04/02/364225...In summary, a Wisconsin landlord is holding a young tenant liable for the cleanup of bio-HAZMAT from when the police shot and killed a friend of the tenant who was staying at the apartment.I'm curious for BP's thoughts on what is the correct way to handle this situation.

I have learned so much here on BP, reading forums and blogs, and also listening to the podcasts (which are great).

Start reading the blogs on here dealing with wholesaling, listen to every podcast pertaining to that same topic and read every forum post you can about wholesaling as well. 

But according to this article one of the sources to buy an investment property is slowing down.

However, I have read some articles saying that although the market is slowing down there is still small room for growth and soon we will have a more stable market.Can anyone fill me in more in depth in this topic?
