I found a studio in a co-op that's 400 square feet which would suit me perfectly, and it would allow me to save money in terms of rent expense ($1,450/month would turn into $600/month all in), commuting expense (I would bike the 2 miles to work and back), and general cost of living from moving out of the city.

HiMichael Charles I woul also recommend cypress hills but as far as 200 or 300 for property is going to be a challenge unless you a get a one bedroom or studio but multis could reach high numbers 5,6,7s on up.

We would have to get the building rezoned as a 3 unit before we could rent out the studio apartment, but we have not done the work to update it yet.I do believe that the most profitable way is to get the building zoned as a 3-unit and rent out all 3.

Total cost is <$25 and it makes a big impact.Another thing we do is leave them a welcome letter with coupons to local neighbourhood businesses (café, pilates studio, etc) and, in the case of our students, their "Take me home card" to allow them to get a taxi ride back home when they are out on the town.
