Here’s the month one progress: So far upstairs hardwood has been refinished, master closet has been gutted, plumbing has all been replaced, loft space is closed in, upstairs windows have been replaced, popcorn ceilings have been scraped, drywall upstairs has all been taped, finished skim coating the walls upstairs, and yard has been cleaned up.

You won't rent to undergraduate students (not a protected class), you won't rent to people with income of less than 3x the rent, you won't rent to anybody with certain animals, you won't rent to somebody with XYZ on their credit report.

Make sure you screen the tenant to make sure there are no dangerous breed animals ......I literally lay it out and say, no pets that, when fully grown are or would be more than 25 lbs.

BTW while commercial loans for which you have to have an EIN (and at that point why not do an LLC for the asset protection and pass through benefits) are a different animal, they can open up a lot of properties since you aren't bound by the same mortgage parameters as conventional loans.

We skim coated the basement walls because they were textured.
