When I spoke to them about it, they basically told me that this is how they do it and that because the lease was contracted through January 31 I should have known I would still be responsible for rent even after vacating the premise, taking my name off utilities (including the prorated water bill they supply) and giving them the keys, and paying the prorated rent they charged me.

@Matthew Paul  OREO agents we deal with are so MUCH better than a wholesaler you buying form the bank  title is OK.. they give you a shot at the deal.. and they KNOW basically what a deal is .Good OREO or investor agents most defiantly create a niche for themselves..

Ive been writing the lingo down as I go, but you gave me some new ones.I'm not a pro member yet, once I am i'll have all the calculators, but till then I figured if I can know how to analyze a deal without a calculator, Id have a better understanding of what to look for and basic understanding.

Utilization, credit mix, age of file, etc. all figure into the scenario.Utilization becomes an issue when it reaches 40% or so of the total or on any individual revolving account.I have a whole PowerPoint I use to explain credit basics to rooms of consumers.
