Maybe a close personal friend that you trust?

If you do get licensed you could even help friends and family buy a house while you're at it.  

Also, I have friends who live in PA and would be a good resource for professional CPA services there if you go that route.

It's definitely a hassle in my mind, but I've had plenty of friends who didn't let it bother them at all.

when I did retail real estate I suspect I only worked with 20% of the people I came into contact with the rest I just knew it was going to be frustrating for both parties but what I like about my clients most have become life long either friends investors etc.. 

I was Inspired by a good friend of mine.How did you find this deal and how did you negotiate it?

I am moving down to Indianapolis Indiana and I am curious if anyone has any suggestions or recommendations for a good and investor friendly title company?
