Run it incorrectly and you defeat the liability protection.Note that you as individuals can still have liability if you are the people doing the work and making the decisions.

I would as any client to consider why they would work with an agent who wasn't willing to be held accountable for their actions.Second, your last comment about not paying an agent for an off market deal if they didn't bring it to you is incorrect (at least in AZ where I am, and CA where you are).
