I hire local property managers, so I try to group my BRRRRs the best I can.However, my friend in NJ is well equipped to run flips by himself (12+ years of experience as a plumber+electrician, ran his own construction company, gets materials at a discount).

One electrician explained that he rather get his work inspected, because afterwards, if a customer sues, he's covered, because he could always point to the inspection, especially to his insurance company.

and by the way do you have a trusted list of vendors for EVERYTHING (hvac techs, plumbers, electricians, painters, cleaners, etc. etc. etc.) which are vetted, tried and true and place you on priority because of the volume of your portfolio?

I use 2 heating companies and a loyal electrician who's been with us from the start. 

Of course AC guy took advantage of the situation and I got ripped off big time.Lesson Learned: I want to compile a list of good HVAC guys who will charge a fair price and I'd like to ask you for help.If you know of good contractors (HVAC, electricians, plumbers) and you are willing to share, could you please PM me?
