I would try to get comps from a broker (independent to the selling one) and verify all information from multiple sources.

I have a friend that owns a vending machine business and in a lot of cases the businesses don't get a cut of profits, but the businesses want the machine there so it will be there for customers, and the vending company supplies the machine, keeps it stocked, and maintained and keeps all the profits.

Broker is telling me 7.5 cap, and I thought I was being conservative.  

You can also use the CAP rate or income based approach to value the property if there are no properties like it, but honestly if there is another investor, broker, or agent that has worked the area for a while they could give you a ball park. 

The brokers says she does not want to release Funds to seller before work has been made and paid for by the insurance.

Does anyone know of any insurance brokers or PMs that specialize in MFH in the Phoenix, AZ area?

I think realtyshares is better for the novice investor as they have an easier investment process and great customer service.
