Because your going to need some sort of capital to market your brand to sellers and buyer.

If you are brand new to real estate I would recommend against trying to do a flip. 

Its directly downtown. brand new 2 bed 1 bath on third floor/3 offices on 2nd story/3 offices on 1st story.

Plus the Buyer has a brand new system that will last years more than the old one.  

Too many local builders are cranking out 2500sqft brand new homes for 200k.I wouldn't count on any profit from the house to be blunt.

I was talking to a co-worker about it, and as it turns out, her husband is a brand new real estate agent.It kind of scared me at first, as I am a newbie too, so it could be disastrous. but the guy has been working his tail off for the last week working with me to narrow down my search results for a house, talking almost daily, knowing that the funds aren't in place yet, and I won't be able to do a deal for another couple month.

You could replace it with a new toilet, but, honestly, you can buy a brand new toilet at home depot for just under $90.00.

The question that we are unsure of, is if we should start our own brand, or buy a franchise (c21, remix) etc..
