Hello BP landlords,My property’s mailbox keys were not returned by the previous tenants and my management company is saying that they can not get my mailbox keys until a new tenant is in the property so they can request a key with a copy of the lease. is there any way I can request a mailbox key from the USPS before my unit is rented?

Or then you look and by adding the cabinets, sink, and a separate entrance, you could get 150 a night but the extra rehab costs 20k to do, I think you have to look at taking less rent for putting in less money.To me, given where you seem to be new, I would go the cheap route to start. 

The Holding company will be the "Member/Owner" of the 3 LLCs (2 property holding LLCs, and the new Property Management Company LLC).The purpose for this then would be that I would really only need to manage "books" on the property Management LLC, and because the Holding company was the owner of all 3 of these LLCs, I could use the property Management LLC to pay all of the bills, collect the rent, maintenance etc. 

The new population coming to Detroit are young and talented people who want to be part of the rise of the Motor City. 

Personally, I invest in SoIN (New Albany, Jeff, etc) and have done really well with my LTRs there.

I'm also active in the Phoenix metro area with new builds and rehabs.

Maybe you can appeal to a city council person and see if they might sponsor increasing the number of licenses based on increases in new housing etc.

I am developing an 8 Unit Apartment Complex in Texas. In a perfect world, I would get a non-recourse construction loan, one-time close to permanent financing. Does this product exist? The LLC already owns the land and...
