In the meantime we spoke on the phone about a $15k deposit upfront to lock the property up this year (which is negotiable).

I'm not sure how I would get the account number or an answer as to what amount is needed to make the loan current over the phone as I'm not the borrower. 

Getting on the phone and actually calling sellers to find ones who are motivated to sell their home at a discount in exchange for an easier closing process than the typical process, is the most important thing to do.

I understand it can take 1-3 days to verify a bank account before the tenant can use the ACH transfer payment method.The previous property manager provided me their phone number but they didn't have their email.
