If a seller has a FHA loan you need to write in your contract that you want to assume the note and seller has to agree to wait for the time frame to make it work (45-65 days minimum).Assumption sounds great but not if there is huge equity (property increased in value thus you need large down payment).

It actually doesn't matter if you are purchasing for cash or financing - it matters how much the purchase + reno will cost compared to the after repair value.
