I am not a tire kicker! 

This process took 5 months but I sold that car with a clean (almost) title for $4,000 profit last month after new tires, oil change and a detailed cleaning🤑 Talk to your real estate attorney and if they approve the sale then go you your local car registration place and figure out what they require to get the title in your name.

The other was a rented duplex (two 2BR/1A) from a tired landlord.  

That keeps the tire-kickers away and all of my serious buyers don't blink at that. 

Then I look at length of ownership, hoping to find the "tired" landlords.

The property managers I know, who like to manage small multis here, are looking to be the listing agent when the owners get tired of the constant repair bills and high turnover, and decide to sell.

I will add that I am starting to tire of residential RE.  

You could have just been too tired from working so hard and made a silly mistake when driving home - simple as that.Again, just a rhetorical question as a last-ditch effort to think of different scenarios.

We're looking to begin investing in real estate to increase our income for now and slowly get to the point where this is all we do for a living (tired of corporate jobs).

I am tired of working long days, and need outside streams of income in my pursuit of slowing down and eventually retiring.
