If you sell the house you must disclose what you know, not what you suspect.

I suspect some other people feel the same way and many larger players in the industry are rightfully sitting on the sidelines until things work themselves out.  

If the eviction is started, I suspect that the incoming owner is stuck with whatever situation is present at the time of the transfer. 

@Michael McCartneyI would suspect the developer had to go through an approval process with the City (a planning advisory council or similar with ratification by council).

I have no experience however but I suspect the same is true with brokers that charge clients flt or low fees. believe most still work for commission.

As suspected, that only matters if I have officially notified her in writing that her tree is a hazard.
