Good morning, the regulations can be stressful to operate under.

Must’ve been a stressful experience but kudos to you for handling it like a champion.

My guess is that when every house is turning over on the same day, it puts a lot of stress on the company to have a team of 100 amateur cleaners working like mad for only 4 hours a week. 

I cannot imagine anything that would be more stressful to me than be responsible for other people's money.

The project has been stressful at times, but overall it has been a great experience and value add seems to be where I want to focus my future purchases.That being said, to continue my growth towards becoming a medium sized real estate developer, I would like to complete my first ground up development in 2023.

If it goes south, you are underwater in 12 months just from the mortgage payment, since the first mortgage payment usually comes 45 days after the loan is closed.That is a good enough return according to my standards but with it comes a LOT of work, and my wife would probably kill me just from the stress of it and all the other projects going on.

I agree that this would be the easy button for you.Look at your lease and see if you did have rules that just weren't followed.Did the dog go into the neighbors yard and bite them?

Can't stress that enough. 

Save more or use the HELOC as short term capital not long term that is tied up and will cause you stress as rates go higher and higher
