The great thing about RE is leverage, if you have to wait 3 years before seeing some light, then it is pure speculation

Second, to speak to what I specifically want to do in speculating and investing, I want to leverage OPM (I have little of my own capital) into Single Family Residential Wholesales and Flips here in San Diego County.  

Investing should be about cashflow and not capital growth speculation IMO.$300,000 - $500,000 invested in certain areas in the Midwest can easily produce a net income of $60,000 and higher without taking too much risk.Its a great cashflowing market.I suggest spending the time to look into other more central markets.Not the West and East coast.Thanks for reading and have a great day.

I’m making it harder on myself than it should be by a bunch of speculating and no real action.

I guess alot is speculation right now until we speak with the attorney.

Seems like a lot of wasted time speculating and waiting to find out. 

Remember the BP mantra  appreciation like your talking about is gambling and its all about cash flow  :)  you speculator you !!! 

All of this is of course speculative and you absolutely could have tenants in South Dallas that rent for years at above market rent and treat your rental house like an absolute gem - I'm just speaking in general. 

I do not know the exact answer and would rather not speculate.

This is a trend that I believe could eventually reverse just as it has in the past, but I'm not sure if my investment timeline is that long or well suited to what is basically speculation.
