I have a new property manager that I know who is amazing and is willing to work for me if the deal closes, decreasing my stress and costs for management.

Also the gentleman selling me the house is the president of the neighborhood historical society.

Selling their house will help solve this problem but they generally don’t have a place lined up to move to, and therefore the stress of an immediate move out is enough to inhibit the sale.How does Escrow holdback provide solutions?

My only question is, is the stress and time needed to manage all of these indivdulas subcontractors really worth it?

On paper they looked to be the same but I can tell you their lifestyles and stress levels were very different. 

They don't need to be stressing out about the sale, or where they will live in the future if you aren't able to follow through on your agreement. 

All of the stress and difficulty is removed once you know which deals to say yes/no to.

Having that additional exit strategy makes doing the flip a lot less stressful, when you know it would at least be an OK BRRRR.Not sure if that helps at all, but that's my thoughts in these crazy times.

I was very stressed out about this situation, but hope things are getting back on track.  

If you don't want action and want a safer and perhaps less stress, just doing normal calls and running traffic there are cities that pay well and calmer...always hiring and growing.Not sure about the dental side, but I would guess there are opportunities in many of the growing cities.
