My properties are within 10 minutes of my house and I think it would be real tough if I could not get to them when emergencies occur or repairs are needed.I would love to hear ideas from others, though, about how you can take seed money such as you have and make a career in NJ real estate.

A distribution of that magnitude will automatically put you in the very highest tax bracket on the 401k distribution as well as any other income you had that year.I would propose that someone who used a self-directed retirement plan and invested the full amount of their available capital in a successful manner as you have would produce 1.5 – 1.8 times the net wealth, simply because they start with a larger amount of seed capital.By not giving up a big chunk in taxes on the front end, they could potentially purchase two condos instead of one, or have more equity in that first property so that when they upgrade to the next level, they would perhaps to go 16+ doors as opposed to your 12.The use of a 1031 exchange is a valuable tool in real estate, but the fees for each such transaction are as much or more as the cost to establish a self-directed IRA with checkbook control or a Solo 401k.
