Operating expenses are very low because I use gas dryers (instead of electric), tankless water heaters for hot water, and high efficiency, front load washers to save water.  

I have heard that Nashville is hot!  

But... on a side note, did the properties flood during the hurricane?

Some of it is already invested, but I would like to get on track in real estate to start generating monthly income on the side in the range of $4000-$5000.

This has really blind sided me and I am pretty worried. 

Each side has 3/2 with 1 car garage and unfinished basement.

For that reason we chose to stay in Buda on the NW side where there is a lot of new development including a new High School (under construction) and elementary and middles schools that are ranked well.
