While they can be a pain enforcing nit-picky rules, I personally find it comforting to know that the next door neighbor will not be starting a doggie day care or running child care out of the home or parking commercial vehicles on the street, ruining my chance to find decent tenants as most people do not want to live next door to a place of business.

I get the idea of "tuning in", but it hurts my ears because I'm usually listening to the casts with headphones and the sharp static bites right into my eardrums.I want to absorb every bit of information during the podcasts and recently I've just started each session annoyed and agitated by that intro.If the static can't be taken out for something better, can we at least have the intro play at a softer volume in relation to the rest of the podcast?

Get copies of everything, receipts, etc before leaving the title company.It's entirely plausible the wholesaler won't show you the PA in the beginning of the relationship, ask the wholesaler to give you a copy of the PA with the price blackened out.

While I agree 100% that accurate numbers are important, I would point out that in my Opinion, the strategy and in the case of rehab flips, the exit values have a large part in how sharp of a pencil you need.For example, in a buy and hold for a quadplex, using just the 50% rule may or may not get you into a good deal.
