Retail, multifamily it doesn't matter these cities and counties are trying to go hog wild with new assessments.Everyone I know brings suit for appeal to get a reduction of the new valuation.

I'm sure his broker is watching him a lot more closely now.If you ask for a commission reduction, you may as well have your own agent, since they don't get the big benefit they want by cheating the system.

One more thought; in my last deal negotiations I was bidding against 3 other cash buyers, my max price was 75k, but I ended up accepting the sellers counter for 80k just to beat out the other buyers, then I did a moisture inspection, found some water damage and was able to get a 10k repair estimate which I used to get the sellers to give me a 5k price reduction to 75k (I already knew there was moisture, and was already planning the rehab anyway so this was really just a bluff to get a price reduction) .

You could have some language put it the contract that gives you an opportunity to ask for a price reduction or to back out of the deal if the sellers numbers end up being way off.

I was no exception.Cash on cash return (COC) is simply annual cash return divided by initial total amount invested (including closing costs, etc)Return on Equity (ROE) is more commonly used for stocks as it relates to how management performs on the re-investment of the earned dividends.Return on Investment (ROI) is a very loose calculation as it can be munipulated in a number of ways.When I stated I look for a return minimum of 25%, I meant to say my ROI, which includes in MY calculations, the cash flow, tax savings, and principle reduction.

Point to consider.If you are self employed, your income is not always stable so you could use the annualization method to reduce the amount of penalties you pay by showing that you earned your income in later months rather than the earlier months.Also, there are also other tax reduction startegies like setting up a retirement plan and maybe with a SOLO 401(k), you can invest using the Solo money and not your regular income, this can also cut down your taxes.
