If a lender looks at your tax returns to determine past rental performance, then it all depends upon how your CPA recorded your maintenance expenses and utility expenses.

I am working with seller realtor to get historical property performance records. 

Have you been happy with the performance and why the one switch to long-term?

Does their vacancy perform similar to standalone cabins?

So if you have a duplex renting out one unit long term and turn the other one into an Airbnb to see how they perform compared to each other.

One of the main reasons I am saying this is many of them have significant title defects that can be remedied but will also take significant time, effort and cost.For example I was reviewing a performing 2nd mortgage recently but the mortgage did not include the legal description and metes and bounds as required by the county.

If so, typically in the operating agreement it outlines how all members of the LLC are expected to perform.
