A plain STR stay agreement is going to be a problem for 30+ day stays. 30 days means tenant rights kick in in most municipalities and you don't want a squatter that will take a year to remove.Some folks on BP have been able to mix and match MTR with STR.

One of the former managers even stole tenants' money order rent payments, rented to friends and family who didn’t meet the minimum requirements, and managed some owners' properties on the side without authorization.I’ve tried to be patient, waiting for them to get things back on track, but the situation has only worsened.

While I don’t know your personal financial situation, I can tell you that a certain amount of capital is necessary even if one were to pull off an IMPROBABLE very highly leveraged purchase.  

I already own one rental property, which is doing great, with cash flowing around $500-$600 per month.

This is one of the classic fix and flip partnerships, but you shouldn't think of it as a partnership in the way your proposed it because you lose money on that deal.
