If you feel bad about the eviction procedure perhaps offer to refer them to a Realtor that can help them relocate or offer to pay them cash for keys( Give them money to leave).

Minnesota has a special license for people who do a lot of personal transactions don't have to go through the same procedures as a licensed person.As for a broker, you may want to consider that as you can start your own firm and don't have to pay desk fees or transaction fees.

It might help to get a more accurate opinion on costs if you mention what type of medical practice would be utilizing the space, i.e. if there is anything in particular that you need to have the space accommodate like procedures, x-ray, gas lines, etc.

I am guessing on the tax piece, not trying to sidestep the IRS but rather massage the partnership in order to maximize for both, since one partner is getting all of the tax benefit could the profit for the other partner become a draw of sorts?
