I provide a fantastic location and all the comforts of home - e.g. smart TV, fully stocked kitchen (with some cooking basics like oils and coffee).Anything "extra" I provide is inherent to the location - one house is on a river, one has a view, one is super private but also close to town.

Whatever you seal, make sure you use the oil-based Kilz product as the alcohol-based product gas not proven as effective at odor control.Lastly, rent (or buy) an ozone generator.

Con is more debt, if you buy a lemon may drag down both properties.

Be careful with states that can be tied to the oil/gas boom and bust.

pull the carpet and paint with oil base Kilz.

It is Zoned Industrial (set aside to make a mess) so dropping a little oil or some kind of chemical isn't going to cause that big of an issue if any at all.
