@Erik Whiting we do not know the original poster's market so it is hard to make a judgement but in CA if you tried to stick to the 2% of purchase price rule you would never buy anything, it all depends on your local market and personal situation/ goals as to what constitutes a good deal.

Just FYI: The seller gets nothing financially in the short sale transaction and thus the price to you does not affect them at all (unless the seller's agent negotiating the sale does not due their job right and allows a deficiency judgement against the homeowner.

That is were a good attorney is needed, especially for asset protection.For asset protection, you don't want to put all your eggs in the same basket as in case of judgement against your real estate property they will now have access to your other income.
