Ideally, I need a GC willing to come out and give me realistic numbers who also offers financing and would be able to start work within a couple of months  I would also welcome any advice or suggestions on this unusual property.

.,  I seem to remember that the homeowner can see the same information/questions as the architect as long as it gets set up that way.  

However, make sure you're comfortable with the city zoning laws because ideally you'd be able to rent both the basement and main floor once you move out.
