Also I've been looking for an investor friendly attorney and title company that are comfortable with doing double closings and assignments in the Lubbock, TX area. 

A few bought notes (1st mortgage) thinking they own the estate found out the people who sold them the notes changed the names on the title to theirs and fled.This happens more on property managers who manage and pay mortgage for out town investors.

Ok, so we were within 24 hours of closing back in November when we learned the sellers couldn't find the title to the manufactured home.

@Aram Velazquez Our primary house has only me on mortgage yet when getting investment property on my wife’s name, lender considered her responsible for 100% of Insurance and property tax (because title is in our joint name).
