Read as many RE books as you can get your hands on.

We would always do 200 amps, and never 150 amps, the price is small difference, and 200 allows for future growth.

At more than twice your age, I am just now getting into real estate investment and looking to close on my first property in the relatively near future.  

RE prices have never been higher in most markets.

Additionally, failing to close a loan over a fiscal year is a huge red flag and usually leads to termination.I want to dive headfirst into RE investing to gain that experience I mentioned above.
