This is fine if you fully intend to hold for your lifetime though, but it should be known that if you go to sell, the real estate market will reflect that and you better be in a market that can support the price without the property having any income.

If I am buying a note that I want a 20% yield whether it has 4 or 24 years left the percent of principal vs interest does not matter.

A lot of people like to put a percent but I estimate the costs as the roof on a $40,000sf property with rent of $650 that is 1,000sf and a roof on a $300,000 property that is 1000 sf with rent of $2500 will not be much different, but if you did 10% capex you are saving $65/ month vs. $250/month.

Most municipalities will limit the percent you can RUBS back if you're not separately metered, so you can bill back more and save/make more money that way.
