But, you'll still need the cash to close.On a side note, this is why "preapprovals" are given little weight by sellers/agents.....your lender gave you a preapproval when you have absolutely no cash, and no chance to close on the loan.

I was able to get pretty good cash flow on a quad in Abilene, Tx, but I am pretty sure I could not do the same thing where I live in Northern Virginia.If you can't decide you could go with the 30 year note and pay extra to build equity faster.
