I have asked the tenant to run the water to see if it improves, but i also plan on going by and doing as you suggested with the water hose to flush the water heater. it appears to not be "too old", but i will need to keep an eye on the performence.

Several government foreclosures (HUD, Fannie mae, Freddie mac and possibly VA homes) have a two week priority period for owner occupants and if you can keep an eye on these sites and pull the trigger when there is a property with equity it might be a better way to capitalize on your housing than simply trying to capture rent check each month.

What I know is that a good rehab in the few areas I work or keep am eye on are 5 days or less on market and most closing within 40 days.
