I suspect a rent increase as well, which is why I have to evaluate the cost of doing business here.

The biggest challenge I am anticipating is that when I walked through the property to evaluate it 3-4 agents were walking their flipper clients through and because the owner lives out of state and has to review all offers with their attorney they will not be reviewing offers for another week.

Also I'd love any advice for how to systematically evaluate providers -- other than visiting 50 websites that all seem to be about the same!

It really depends on every individual case and a careful evaluation of the people you're going to be doing the deal with.

You might have 100 properties come across your desk in a week. 50 pass the 1% rule, 15 pass the high-level number evaluation, 10 make it to a viewing, and 1-3 result in offers.

Be sure to evaluate what may be behind the walls based on age/location/environment/condition. 

Excellent market, centrally located, and in my opinion in the direct path of progress as Inglewood increases in demand and more tech jobs are coming to the Southbay.
