I have the clause in my lease that says: "LANDLORD reserves the right to terminate the tenancy and TENANT(s) agree to vacate the premises in the event LANDLORD in its sole judgment feels that either there is mold or mildew present in the dwelling unit which may pose a safety or health hazard to TENANT(s)."

The implied warranty of habitability requires landlords to maintain their rental units in a condition fit for the "occupation of human beings. I was just saying 15k for one dwelling unit is nuts. an offshore architect is an architect not located in the United States. it means he can get to projects quicker, faster, more affordable, and higher quality than most architects in the United States. most architects want 10k for a set of drawings and I can get it done for 1/5 of that.
