We are already seeing certain places that have been hot for a while not being able to command higher prices as buyers dry up fast at said higher prices.

I know this will sound rather dry, but I guess the next step is to call the emergency contact on the lease (I hope you have that), and have things taken out from the house, so that you can lease to the next tenants.

The containers are treated to repel bugs and critters, and not rot.

I rarely see a dry cleaners, mostly because I think it’s a lower margin business.

Pet urine was so bad it soaked the sub floor and rotted it. 

Roaches and other insects also like moist areas so maker sure your basements and crawl spaces are dry and well vented. 

So wood rot, and then termites.
