We've been having bad luck at our STR in clearwater with cleaning companies that rush in do a basic clean then move on - we'd pay more for deeper cleans but everyone we talks to says they will do it, then doesn't.Hoping to avoid FB groups of cleaners with tons of clients/turnoverbnb.

Appraisers make mistakes....it happensWhen my Aunt passed away, we had her house appraised...it came back lower than expected, so I looked deeper....well all his comps had "pools"....... in a retirement community....... yeah a community pool, not a pool at each house.......but my Aunt's house didn't have a pool according to his specs.....so it was valued a lot less....HELLO McFly........ its a retirement community and there are only like 5 different models.....and NONE of them have their own pool.....so its not that hard to compare the comps since they are all so alike..... pointed that out and gee, the appraisal went way up.... imagine that.....

I think your line item expenses are too high for what you've described and that conservative approach may prevent you from actually digging deeper into why you can lower those numbers with some companies or in some situations.
